With the recent rapid progress in an aging society, a senior industry has developed. Especially, silver towns as one of the housing policies and development have been spotlighted and attracted attention. While silver towns in the early days of silver industry tended to be located in the suburban area, most of recent silver towns have been largely located in the urban area. As seniors’ urban activities are increasing, they prefer to live in urban town. This study aims at exploring the characteristics of location factors of urban silver towns. In order to identify the main characteristics of urban silver town location, this study selects four silver towns which are located in the Seoul Metropolitan Area with the relatively high occupancy rate. The considered characteristics are as follows: 1) accessibility, 2) natural environment, 3) density of neighboring residential area, 4) proximity to cooperative hospital, 5) cultural facilities and shopping centers, 6) whether or not an urban development project is around a study site. This study shows that accessibility is the important characteristic in all of study cases. Next to accessibility, the explanatory power of location factors of urban silver town from strongest to weakest is as follows: proximity to cooperative hospital, cultural facilities and shopping centers, density of neighboring residential area, natural environment, whether or not an urban development project is around a study site.
