Housing shortage in 1990 henceforth caused a massive supply of apartment houses on a national scale as a part of Five-Year Two Million Housing Unit Construction Plan. Many of the apartment houses constructed during this period have aged rapidly during the last few decades. In this study, representative types of houses in 1st-Phase New Town are derived based on main planning elements drawn to examine the remodeling types appropriate for currently aged apartments. A complete inspection of apartment complex, apartment building and apartment unit according to construction planning element, period and region of aged apartment houses in 1st-Phase New Town is conducted. The representative types of 1st-Phase New Town drawn were classified into categories of planning element, period and region after a cumulative counting of all types through analytic framework of preceding researches and case studies. As many of the aged apartments in the 1st-Phase New Town were distributed in the form of private sales and many medium and large sized apartments with 2-bay structure were supplied, it can be speculated that segregation or downsizing of housing units will be needed. Moreover, since many flat staircase type apartments were supplied and underground parking lots were already constructed, construction is expected to be scaled down on contrary to remodeling. Remodeling is regarded to have high business value as many of the apartment buildings are over fifteen stories. The limitations of this study lie in that spectrum of the study is confined to apartment houses only in the 1st-Phase New Town and also that the only top 50% types were considered as the representative types, leaving the units pertaining to the lower 50% out of the study. This limitation leads to future researches and reviews through follow-up studies.
