Objective of Urban regeneration is a recovery of urban utilities through a physical, environmental, cultural, industrial and economic regeneration. The current paradigm of urban regeneration is not a simple redevelopment as physical redevelopment or improvement. Urban regeneration is an overall development including a central commercial capacity and business capacity for administration and management, cultural facilities, sightseeing, a residential area. So Urban regeneration include a various project. Because Project management of Urban Regeneration is widely different with general project management. For that purpose, this research would offer to contribute the properties of urban regeneration the solution for successful urban regeneration. For offering this solution, this research analyzed the properties of urban regeneration. The study is to analyze the problem of current urban regeneration that be discrepant the changing paradigm. To understand the cause of problem, this research get the Causal Loop Diagram, and deduce a problem possible of improvement and removal from the drawing of the Causal Loop diagram. The deduced principal problems is a variety objectives of urban regeneration, a diversity of stakeholder’s objectives and complex structure of stakeholder, an unstructured decision-making structure, a lack of plan for business cooperation. This research suggest the optimized and standardized business process, introduction of Program management, establishing the decision-making governance for this improvement and removal.
